Maintenance

Every apartment is cleaned, painted and has the carper cleaned or replaced prior to move-in. The Property Manager also inspects each unit before it is deemed ready.

Contact the office during business hours to put in a request or put the request in online in Resident Services.

Maintenance issues are handled in the order in which they are received with any emergency maintenance needs taking precedence.

During business hours, you can get a key from the office. After hours, contact emergency maintenance.

Any changes to the apartment have to be approved and then it must be changed back before you move out or you will be charged to change it back.

Amenities

The gas for heating, cooking and hot water is included, non-smoking buildings, package receiving, recycling, 24-hour emergency maintenance

Pool hours are from 10 a.m. to 10 p.m. from Memorial Day weekend through Labor Day weekend.

Yes, open parking lot, no assigned parking.

There are coin operated laundry rooms on the first floor of each building.

Yes, we allow dogs and cats.

A $150 non-refundable pet fee and $20 per month pet rent.

Yes, our shortest lease term is 6 months.

You can make an appointment or just walk in.

Management is available during business hours.

All applications are done online.

We only take the application fee(s) of $20 up front. Once a lease is signed, you will pay prorated rent for the month of move-in, Security deposit, and an Administrative fee.

The best advice is to make sure you keep a month's rent available in case of emergency.

Payments can be made online in Resident Services, through WIPS or by mailing a check or money order to Kalamazoo Office.

Log into Resident Services and pay using a checking or savings account, debit or credit card (fees apply using cards).

There are additional fees for Internet service and Dish Network.

While we don't require renters insurance, we do suggest that you have it in case something happens.

We provide the gas for hot water, cooking and heating as well as water, sewer and trash removal.

You contact Consumers Energy and have the electricity transferred into your name.

We only use Bloom Broadband for cable and internet services; a company of Edward Rose & Sons.

Guests are welcome as long as they don't receive mail and/or packages.

With our rate selection program, your rate will depend on your move in date and lease term. Paying your rent in advance for the year does not change your price.

Our company does not allow subletting.

Depending on how long you have been a resident, you will have to pay an Early Termination Fee or a Late Termination Fee.

Location

The city bus stops at the entrance every hour on the hour Monday-Saturday.

We are next to Baker College and across from Muskegon Community College.
